Inventory & Tenancy Services Price List
Simple, Transparent, Reliable Pricing
We believe in keeping our prices simple and transparent. Unlike many companies, there are no hidden extras.
As such, we charge no more for furnished properties than we do for unfurnished. We charge no more for houses than we do
for flats.
We charge no more for two storey properties than we do for single storey properties.
We include two bathrooms in the above quotes as well as a hallway and stairs.
The above services can be taken separately or together. There is no requirement to have any of the services in combination. We recommend that an Inventory Make is taken upon entry and then again upon exit. This is essential in protecting the parties involved. We also recommend a professional and independent Check In or Check Out as well.
All of our prices include all travel, materials, discs and any format required. The are no extra charges for anything.
Our prices are straight forward and include a comprehensive and wide range of properties of all shapes and sizes. The above prices includes a reception room, a kitchen or kitchen/diner, hallway and or stairs, a bathroom and/or cloakroom/toilet and or en-suite. Additional rooms and areas to all of these would be charged at £20 plus vat. Studios are charged at the same rate as one bedroom properties.
An 'Inventory Make' is the most important document at the start and finish of each Tenancy and is the service we recommend all agents
and landlords take to protect themselves and ensure the accurate documenting of all items and their condition. It is the full compilation
and listing of all fixtures, fittings and all the contents of a property. It also includes the make, colour, finish and condition of the
fixtures, fittings and contents as well as the condition of the property in general including all fixtures, fittings, walls, ceilings,
windows, woodwork and flooring. Other matters such as meter readings and key provision are also documented.
It also includes photographs of all rooms and the contents thereof. These photographs are catalogued and provided on CD.
It is important to avoid re using Inventory Makes and a fresh one should be compiled at the start of each new occupation.
Cancellation - "Cancellation" is defined as an appointment where the agent calls PCUK some time prior to an appointment being due to take place. There is no charge for a cancellation up to the day before the appointment. Where the appointment is cancelled with less than 6 hours notice the full charge falls due. This cancellation policy overides any service agreement or contract. Where a cancelled appointment is rebooked and attended then PCUK will often waive the charge for the first appointment but does reserve the right to still levy a charge. Where the appointment is not rebooked the full charge for the first appointment will always fall due. An "aborted" appointment is one where the agent does not cancel but the clekr cannot carry out the appointment due for example to access issues such as no keys being available, the wrong keys being available or porters not being able to grant acess. For an aborted appointment the full charge will fall due. PCUK may waive that charge but only where that appointment is re booked and attended and reserve the right to levy a charge for the first appointment or part charge thereof.
CLIENT INSTRUCTIONS - Each Client Instruction (Booking confirmation) forms a contract of service for that specific instruction and the terms override any service agreement. If the client disagrees with any aspect of the Client Instruction this should be raised immediately upon receipt of the Client Instruction or before the instruction takes place. Client Instructions are e-mailed after each booking is received. A challenge or amendment to a Client Instruction should be sent by e-mail and the client must seek a response to it. If the client disagrees with any aspect of the Client Instruction such as price, date, number of bedrooms, cancellation policy this must be raised upon receipt of the Client Instruction. If no challenge is made or amendment requested the terms of that Client Instruction shall be the terms of the booking.
"INVOICES" - If the client wishes to run a query or challenge or amend an invoice this must be done within 1 months of the instruction date or receipt of the invoice. If the client disputes an invoices after that time no dispute can be accepted. If the client does not challenge or request an amendment to an invoice within 1 month of submission the invoice will be considered to be final and stand. Submission of an invoice includes both the original submission of the specific invoice or the submission of the invoice within group invoices or statements of account.
"INTEREST" - Interest at 4% above Bank of England Base Rates is applied to all invoices, debts and sums due over 28 days old. Ie. 28 days from the date of the instruction.
A 'Check In' or 'Check Out' includes the checking in or out of the tenants, passing or obtaining keys and meter readings. A 'Check In'
or 'Check Out' With Report includes the checking in or out of the tenants, passing or obtaining keys, meter readings and a basic summary
report of the general condition of the property internally with any issue of note included.
Where we have compiled the 'Inventory Make', we would go through this point by point with the Tenants at any Check In or
Check out that we undertook. We advise that an 'Inventory Make' is undertaken on entry and on exit of each Tenancy. Where
we undertake an 'Inventory Make' there is no need for a separate summary report and a standard 'Check In' or 'Check Out'
is appropriate. Each service can be taken in combination or on it's own.
INVENTORY MAKES - Where we are instructed to do a Check in with existing report but the report is not provided Property Concepts Uk Ltd reserve the right to compile a fresh Inventory Make and charge accordingly

We make no charge for copy Inventory Makes, Reports, documents or files saved on disc
We make no charges for any additional bound copies or electronic copies
We retain electronic copies of all documents and pictures on our archive servers at no extra cost and these can be accessed at any time, again at no extra cost

We can provide a narrative detailing why the clean was necessary to aid in any deposit issues

*(A Professional Clean includes the thorough vacuuming of all carpets as well as the mopping and cleaning of all other floor surfaces including wooden, laminate, tiled and linoleum etc. A Professional Carpet Steam Clean / Shampoo is only usually necessary for removing stains or in ground dirt).
Carpet Cleaning – It is widely recommended that carpets are shampooed once a year. Whilst vacuuming removes the surface dust and debris it does not clean the carpets. Shampooing a carpet will clean the carpet and remove embedded dirt, dust, skin, debris and other particles which accumulate over time. Flooring like wood, laminate, tiles or linoleum will be cleaned on average weekly over the course of its life. It is important that carpet areas are not neglected and a cleaned regularly. To ensure the proper upkeep of carpets and an onus on tenants to return a property to a good standard at the expiry of their tenancy, it is recommended that carpets are cleaned in between each Tenancy.
Charges: Parking - Please note that it is the client’s responsibility to provide parking for the cleaner's vehicle. Should there be no parking available the client will need to settle the costs of any nearby parking charges. If known, we would please ask that you inform us of the parking position in advance, especially in central London streets where parking can be very difficult. Congestion Charge - Where the client lives within the congestion charging zone or it is necessary to cross the congestion charging zone the congestion charge will need to be paid by the client if the clean is undertaken on Monday to Friday between 7:00am and 6:30pm.
Cancellation - Cancellation 2 or more days prior to – No charge. Cancellation under 48 hours – 50%. Cancellation less than 24 hours = 100% falls due. Where the clean is rebooked PCUK may agree to waive a previously applied cancellation charge.

If no property clean is required and the instruction is for just a carpet steam clean/shampoo a minimum per property charge equivalent to two rooms is levied to cover the cost of and time of travel to and from the property.
A 'Hotel Clean' includes the washing, drying and ironing of all linens, bedding and towels. It also includes the changing of blown bulbs. It further includes the shampooing of any carpets. It is essentially a clean to a) ensure the property is perfectly ready to move into and b) saves the client on additional contractors attending to deal with minor tasks.

The only exclusion would be any costs involved in dry cleaning where that was required and authorised. Such costs being the costs levied by the dry cleaning company used.
